RTC in land records stands for Record of Rights, Tenancy and Crops. It is an important land document maintained by the revenue authorities that contains detailed information about a particular piece of agricultural land. This document mainly shows the ownership details of the land, the name of the cultivator or tenant if any, the type of land, survey number, total area, nature of cultivation, crops grown, irrigation details, and any encumbrances or liabilities attached to the land. It acts as official proof of possession and agricultural use of the land. RTC is commonly known by different names in different states. For example, in Karnataka it is widely referred to as Pahani. It is issued and maintained by the local revenue department under the authority of the respective State Government. RTC is required in many situations. It is needed when buying or selling agricultural land to verify ownership and title. Banks ask for RTC when farmers apply for agricultural loans. It is also required for land disputes, mutation entries, crop insurance claims, and government subsidy schemes related to agriculture. If there is any mistake in the RTC record, the landholder can apply to the local revenue office such as the Talati or Village Accountant for correction through a mutation or rectification process. In simple terms, RTC is an official land record that proves who owns the land, who is cultivating it, and what crops are grown on it.

Dear client, RTC (Record of Rights, Tenancy and Crops) is an official land record that is maintained by the Revenue Department; especially in states such as Karnataka. It contains vivid details regarding a particular piece of land like the name of the landowner, survey number, extent (area) of land, classification of land (agricultural/non-agricultural), nature of possession, tenancy details, and also information regarding crops grown on the land. It is regularly updated and as based on government records, it shows the current state of the land. The RTC is an important document used for various purposes which includes as evidence of the possession, verification of land details, to obtain agricultural loans and in case of transacting the land. It is also relied upon in disputes in land and mutation proceedings. However, whereas RTC is a powerful supporting document, it is usually read in conjunction with the title deed and other documents of ownership for full proof of ownership. Dear Client, The State revenue authorities in Karnataka maintain RTC as their main revenue document which displays all land ownership details and land possession records and all agricultural activities and tenant information. The Karnataka Land Revenue Act of 1964 creates this document because Section 127 requires a record of rights to be established and Section 128 mandates all rights acquisition to be reported for mutation purposes. The RTC document includes survey number and land area and khatedar name and cultivator name and land type and cultivated crops and all existing encumbrances. The RTC document serves as evidence which shows possession and revenue records but it does not establish ownership rights. The Karnataka Land Revenue Act of 1964 establishes all record of rights entries as true until someone presents evidence which proves otherwise. The RTC entries provide evidence for possession claims but land ownership requires demonstration through registered sale deeds which are recognized as valid title documents according to Section 54 of the Transfer of Property Act 1882. The revenue authorities handle all RTC entry corrections and disputes through two processes which include Section 128 mutation proceedings and Act-based appeal and revision. Section 9 of the Code of Civil Procedure 1908 gives civil courts the authority to handle title disputes which arise between different parties. I hope the answer is helpful.
